We start by getting eyes on the space— a quick walkthrough with the agent, a solo visit using a lockbox, or a solid set of photos, whatever’s easiest. From there, we put together a personalized bid tailored to the property’s needs. Once approved, we lock in your official staging day and handle everything—design selections, furniture curation, logistics, and the full transformation. We bring the space to life with thoughtfully layered furniture, décor, and visual moments that help buyers fall in love. Each project has slightly different needs, so pricing will be tailored after getting eyes on the space.

  • "Lived-In" Staging

    This service takes our standard lived-in consult and elevates it with light, strategic staging support. We start with a full walkthrough to identify what to remove, rearrange, or edit so the home shows at its best. Then, based on what the space needs, we return with thoughtfully selected additions—such as accent furniture, small décor pieces, textiles, and a touch of greenery—to complete and polish each room. It’s a simple, impactful way to bridge the gap between a lived-in home and a fully staged one. Homeowners also receive a clear, bulleted list and summary email with all recommendations from the initial consult, ensuring every detail is handled before the home hits the market. Each project has slightly different needs, so pricing will be tailored after our initial consult.

  • "Lived-In" Staging Consult

    $150

    Think of this as your listing's fast (but fabulous) glow-up session. In just 45 minutes, we walk through the home—room by room—calling out simple edits that make a big visual impact. We’ll tell the homeowner what to take off the walls, what to rearrange, what to tone down, and what to highlight. After the walkthrough, we send a bulleted list and summary email outlining every recommendation mentioned during the walkthrough. We keep it honest, easy, and collaborative so that the homeowner can confidently prep their home for market. It's lived-in—we get it, our job is simply to help depersonalize and capitalize as best we can.
